Did you know that before picking the colour for your exterior, a house wash is needed to be done 2-3 weeks prior. By doing so it will remove all dirt and grime off the body of the house, however different material requires different methods of washing. E.g cedar board exterior can only do soft wash or mould treatment and rinse. High pressure wash or water blasting can damage the boards.

 

Tips and Advice

  • For darker colour range choice, its recommended to use paint that are more heat resistant Aka. Resene CoolColours range as they are created by replacing the standard carbon black pigment that absorbs heat and light with a unique pigment that enables much of the infrared portion of the sun’s energy to be reflected. Visible and U.V. light will still impact the sun’s heating effect on the exterior surface.
  • If the exterior of the house was previous painted with lead paint and is now peeling. To remove the lead, wet sand or special method or paint stripping is required.
  • Best season to paint exterior is during Spring and Autumn, because during summer paint dries to quick and leaves marks and in winter is too cold and paint doesn’t dry
  • To prevent wastage of product and have a more fine finishing while gapping, flatten the end of the no more gap or silicone and cut it on a 45 degree angle. By doing so, it will limit the amount of gap coming out and give you more control.
  • For easy clean while gaping gaps, use a wet cloth to wipe areas before gapping. By doing so, the gap will come out smoother and be as sticky on the surface.
  • Never use a pure white range colour for exterior painting as it’s really hard to maintain. Alway use an off white colour range (black white).

Oil based roofing paints are best suited for collecting rain water but I wouldn’t paint cement tiles with oil based paint. Oil based roofing paints are best suited to iron roofs, if the roof is old and rusty it will help keep the rust at bay. Water based paints can be used on iron roofs but I would make sure any rust is treated well or it may appear again soon after painting.

  • Base coat required when roof colour is faded or if the tiles look dry
  • For older roofs, recommended a base coat (undercoat) is applied prior to two topcoat for finishing
  • Make sure the correct base coat is selected prior to painting as different types of roofings require different bases. E.g metal and corrugated iron roof base coat is metal primer for rust treatment and stops the rust from corroding the newly painted roof.

“Beware of when a quote is received by painters, ensure that you ask if scaffolding cost is included. Most quotes exclude scaffolding cost as its dependant on the height of the property and how much scaffolding parts is needed for edge protection. Standard one storey house does not require scaffolding provided that the roof angle is not over 45 degrees. Did you know that oil base primer needs to be applied (which is pigment sealer) to before plaster can be done, because this will prevent moisture from seeking into the gid and help plaster grip to the gib due to the glue.

  • Plasterer’s trowel and hawk
  • Devilling float
  • Plasterer’s float
  • PVA glue, emulsion roller, and tray

  • Stirring rod or mixer
  • 2 buckets (1 for plaster and 1 for water)
  • Cloth/rags and spray gun for misting

Step-To-Step Guide to Plastering a Wall

  1. Preparation

First of all, lay down a dustsheet to avoid any further work of cleaning plaster spilling. One more thing is to ensure the wall is properly cleaned and free from dust particles. It’s important, especially if you are dealing with the old one walls. You also need to fill the cracks and holes, if any. For this purpose, you can use screen tape.

  1. Apply PVA to walls

If you wish for the top-quality results, then you can use PVA to your wall. Simply you need to dilute the 1:4 ratio of PVA with water. Now use a roller to roll onto the wall and get your wall properly covered.

  1. Mix plaster

Put on a dirt mask before opening plaster bag. After that, mix the plaster into icy water, whipping until it gets the consistency of thick custard. There ought to be no lumps.

  1. Practice plaster

Now it’s time to apply the plaster’s first coat with the help of hawk board, trowel, and of course, float. But before that, make sure you practice it on separate plasterboard; it will help you understand the right technique and avoid any problem. So in the first place, you need to place plaster on the hawk board. Then use float to push that plaster from hawk directly onto your walls. Now spread the plaster upward, and flatten it. It’s better to work from the lowest left-hand corner and then move upward section. At first, you need to use a small portion of plaster with lots of force on the float. You need to repeat the process until your whole walls get covered.

  1. Skim & Smooth

Wait for some time once you are done with your first coating for at least 20 minutes to let the plaster dry properly. Use a trowel to avoid lumps and bumps, if any. It’s needed to smooth out all corners of the wall for better finishing. You can use the wet brush to even your wall edges.

  1. Scrape

Many people prefer doing scrape before putting the second coat. It is performed to protect the first coat, and let the second coat adhere properly. You can use devilling float to perform this task; it’s designed for this work. You can use an old fork to scratch the surface. But if you don’t want to do it, then it is better to make sure the first coat is wet afore applying the second one.

  1. Apply plaster

Once you are done with scratching the first coat, it’s time to apply the second and the final one. Make sure it should be thicker in consistency than the first one. For that, you need to get plaster diluted by mixing plaster with more water. Always aim to plaster a thin 2mm layer, and finally let the plaster to dry completely.

  1. Finishing touches

If you find plaster is dried somewhat, you need to give a touch of perfection to it. All you need is to add water to the wall’s surface and for that you can use a spray gun. You can wet the edges and run the trowel to smoothen the surface. Make sure you use inward strokes and use wet brush around the crispy edges. Once the plaster gets dried out, you can you sanding paper to remove the excessive one from the wall.

  1. Painting and wallpapering

However, once your plastering is complete, it’s time to go for painting and to wallpaper. Just to make you prime the surface by giving a paintbrush to the new plaster. Same for the wallpaper, moreover, use wallpaper adhesive for the better results. You can use one or maybe 2 coats of it, depending on the requirement.

DIY or professional?

The cost of plastering does come as a surprise to most clients here are some considerations when it comes to professional plastering:

There are no two houses alike, and the painting process will vary from project to project. However, we do understand that you might want to know the start and finish dates so you could plan your life around it. Particularly if you’re still living in the home, and you’re intending to get interior painting done – it does seem like it’s going to be a real inconvenience.

In most cases, after the on-site visit, the project manager is able to under the scope of the project and will be able to give you an idea of how long it would take. But do keep in mind that things can get a bit tricky for exterior painting (due to access to scaffolding, and being weather dependant). You’ll also be assigned a project manager that will be involved in the whole process, updates on the status of your project will be provided regularly to ensure you can plan things on your end. From our experience, we can comfortably say that the interior painting usually takes anywhere from one to three weeks depending on the type and the scope of the work.

What should I do to prepare my house for interior painting?

This is a great question because prepping is one of the key elements of a successful painting job. Before starting each project, we usually ask the homeowner to store their delicate furniture, fixtures/ornaments and breakables away. An option is also hiring a temporary storage unit to be placed on-site if a garage is not available. This way, you’ll make sure that your beloved painting, wall mirror, or a heritage vase stays undamaged and free of color spills. With that said, we will move all furniture items into the middle of the room and cover your belongings, floors, and windows with a clean drop cloth or a plastic sheet. Upon completion of the painting project, we will place your furniture back to where it was at the beginning of our job to make your experience stays stress-free and relaxed.

How much is it for interior house painting?

Did you know that high moisture or damp areas can be painted with anti mould paint products. Anti mould paint doesn’t prevent mould from occurring, but it does slow down the process of moulding and if you select Dulux wash and wear range products, it already has anti mould mixed in the paint, also easy to clean and wipe.

Tips and Advice

 

  • If you are allergic to VOC (volatile organic compounds) which are chemicals mixed in the paint, you can choice select paint range with low VOC
  • Better to use interior filler (Selley’Spakfilla Rapid) to repair small holes nail holes as its easier to sand and quick to dry
  • Make sure all gloss on window frames, door frames, doors are sanded off before applying  water based  primer (Adhesive Primer) as it will peel off.

It’s that time of year where you might have a bit of free time, and there’s still things around the house that need to be done. Perhaps there’s a whole in the wall or in the ceiling that needs patching up? We’ve put this guide together for those who are giving it a go themselves.

Mastering the techniques of effective plastering requires patience and experience but it’s not to say it cannot be done by someone that hasn’t done it before.

Here’s a step by step guide to help you if you’re looking to plaster a ceiling:

 

  1. You’ll first need the right tools

Before you begin anything, double check the list of tools you’ll need – a lot of this you can get at your local hardware store such as Bunnings or Mitre10.

Essential equipment and supplies for plastering a ceiling are as follow:

  • Sandpaper;
  • Ladder;
  • Sponge and clean water;
  • Plastering trowel;
  • Plaster;
  • Mixing stick;

 

  1. Prepare the area

Plastering a ceiling can be a messy job and it also involves standing on a ladder, and staying balanced while you’re truing to apply the plaster. So it’s almost unavoidable to make a mess around the area you’re working in, and no doubt plaster will drop on the floor.

So make sure to put down drop sheets, cover furniture (it will get dusty) and put always things that you don’t want getting dirty in the process. Also wearing a mask and putting on old clothes might not be a bad idea – it gets dusty when you need to sand down the plaster later on.

 

  1. Prepare the surface that is getting plastered

Make sure to first sand down any uneven patches on your ceiling. Once finished, you’ll want to wash the ceiling with a sponge and warm soapy water – remove all the dirty (and cobwebs if any). Once done, make sure the surface is completely dry and ready for plastering.

 

  1. Mix the plaster or purchase premix plaster

It is pretty much easy to mix the plaster. Use equal parts of plaster and water for mixing the plaster as well. We suggest buying premixed plaster if you’re just plastering a small area in the ceiling – and especially if this is your first time.

 

  1. Plastering the ceiling

You are now ready to apply the plaster to the ceiling. Always have someone to securely hold your ladder when you plaster the ceiling because this may take a while.

Add a small quantity of plaster to the edge of your trowel which contains the plaster to be applied to the ceiling and try to spread the plaster in rows for doing your job conveniently. Try to keep the thickness of the coat thin and even throughout when you’re applying.

Use the rough edge of your trowel when you spread the plaster. It will assist you to create scratches or scrapes in the plaster. One you’ve applied enough plaster to the ceiling (no need to be perfect at this stage, just enough) then allow 48 hours for it to dry. Once dry, you can now apply a second coat and still using the skim coating technique.  Once your plaster is properly set you can use the second coat and continue to using the skim coating technique.

 

  1. Sanding the surface

Don’t worry about not being able to create an even surface when you’re applying the plaster, because no doubt there will be some uneven surfaces. Here’s where the sandpaper comes into play, this will be even out all the bumps and thicker parts of the plaster. Keep sanding down the surface until you’re satisfied.

Note: try to use a sandpaper with a grit of 80-100

Are you think of plastering the wall yourself? You’ll be surprised by how common this is for Kiwi’s to do this on their own – and it’s probably not worth getting a professional in if it’s only a small area that needs re-plastered. So we’ve decided to put together some tips on plastering a wall if you are deciding to do it yourself.

First of all, if you are plastering the wall yourself and if you haven’t done it before – we would normally advise against this only because we know how important a good plastering job is in the final finish once the painting is done. With that said, here we have given a basic guide to plaster a surface like a pro. It contains information on what is involved in exterior and interior plastering. It also gives information on using the right tools and how to skim plaster a wall.

Your shopping list, to get started on plastering a wall:

Most of this you can pick up at your local trade store like Bunnings or Mitre10.

  • Spot board
  • Finishing trowel
  • Scraper
  • 1” and 4” clean paint brush
  • Mixer
  • Hand board
  • Flexible bucket
  • Bucket trowel

 

So how do you plaster a wall exactly?

Plastering a wall is one of those things that can be learned but takes time to master to get it perfect and this is where practise comes into play. But it’s not to say that it can’t be done by someone who haven’t done it before – but it’s 100% noticeable if we compared a job done by a professional, and on that was done by a beginner. As mentioned before, the quality of the plaster will determine the quality of the final finish once the paint is on.

How important the final finish is may help you determine whether it’s worth doing it yourself – for example, if you’re looking to sell the property then it may be better to get a professional plasterer to do the job and perhaps you focus on the painting aspect if you’re trying to keep costs down.

 

There are different types of plastering jobs that a DIYer can perform confidently. It includes:

  • Installing a plasterboard to a stud wall, ceiling with screws or nails or wood frame;
  • Skimming a surface plasterboard and re skimming a whole room.
  • Repairing the plaster surfaces by using a bare brick with a patched skim finish;
  • Installing a plasterboard on solid walls by using plasterboard adhesive known as “dot and dab” or “dry lining”.

However, you will need to pay particular attention to the final finish of the plaster and make sure it’s evenly done otherwise the cost of plaster repairs may be far more expensive then getting a professional to do the plastering in the first instance.

 

How to install a plasterboard

If you want to avoid replastering over old wall

Installing a new plasterboard instead of plastering old wall will help minimise the need for using traditional techniques of wet wall plastering and also help save you a lot of time. It is a whole a lot easier for a DIY’er to plaster a new wall because it takes out the need for prep work.

There are a wide variety of Plasterboards available in the market based on their thickness and sizes. Thus, always make sure to discuss the installation of plasterboard with one of the representatives at the store, or a local contractor.

First thing you’ll need to do is to cut the plasterboard to size, when fixing the plasterboard to a stud wall you will cut to the centre of the noggin or joist. Basically, you will need the following equipment’s to cut the plasterboard tools:

  • Rasp
  • Straight Edge
  • Retractable Knife
  • Measuring tape
  • Pencil
  • Pad Saw

Step 1

Start by measuring the sheets so they’re 12mm less than the floor-to-ceiling height.

Step 2

Mark the cutting line on the ivory side of the plasterboard, then cut along it using a craft knife and straight edge.

Step 3

Turn the plasterboard over and fold the end along, then cut to snap the board. Use a craft knife to cut through the paper backing.

Step 4

Get someone to help you attach the plasterboard to the frame – it’s much easier with two people. Wedge a bolster chisel at the foot of the board, slide a wood off-cut underneath and use your foot to press down and force the board hard up against the ceiling. Make sure you fit the plasterboard with the ivory side outwards.

Step 5

Fix the board in place with 32mm plasterboard screws at roughly 150mm intervals, 15mm away from the edges. Carry on fitting whole boards in the same way as before, cutting them to fit above the doorway and against the adjacent walls. If you also have a skirting board, you’ll need to notch the plasterboard to fit around it.

Step 6

Remember to finish off the joints with plasterboard tape, to give your wall a smooth finish.

Applying the undercoat plaster to wall

Now you’re ready to plaster the wall, place the mixed plaster on your hawk by taking two full trowels at a time. Spread it evenly and slightly – don’t make the layer too thick. Pull upwards after pushing the straight edge reverse the beads. Then, slide it side to side as you proceed. Scrape off the excess plaster back into the bucket and go back to your trowel and hawk.

You may repeat the same process a few of times until you get a smooth finish over the section; After completing 2-3 sections the plaster would be becoming hard. After some time you will get a smooth area under your touch; Use a small tool to fill any narrow surfaces like a gap between a doorframe and an adjoining wall. The undercoat plaster will be dry and hard after sometime.

After the first coat of plaster has been applied, wait approximately 20 minutes in order to let the plaster dry slightly. You can then get rid of lumps and bumps by smoothing over with the trowel. You also need to smooth out all the corners and ends such as the bottom and top of the wall. These are usually difficult areas to plaster correctly. Use a wet brush to even the edges out.

 

Scratching or Scraping the wall

This is normally done by professionals before the application of the second coat, and this makes sure the second coat adheres properly. The easiest way to do this is by using a tool called a devilling float, which is specially designed for this – it’s a wooden float with nails in it. You can also scratch the surface using an old kitchen fork.

 

Applying the second coat of plaster to the wall

After devilling or scratching the first level of plaster you can apply a second and final coat. This should be of a thinner consistency than the first coat so make sure to dilute the plaster mixture with some more water. Aim to only plaster a thin 2 mm layer. Then leave the plaster to dry slightly.

 

Final Touches

Make sure to flatten out any bumps in the plaster while it’s still slightly wet – once it hardens, you can still use sandpaper to remove excess plaster and to even out the surface prior to painting or wallpapering.

Repainting Versus Normal Wear And Tear

Sometimes it is difficult to tell when dirty walls and scuffs have exceeded the normal wear and tear so that you can request the tenant to pay the repainting costs. Mostly, the answer to this question will depend on how long the tenant has stayed in that property. The property is likely to have more cases of wear and tear if the tenant has occupied the house for five years compared to the one who has been there for only one year.

In most cases, you cannot not charge the tenant if they have been careful – no careless or intending damage/marks. Some landlords are a bit stricter and only want to retain the same perfect condition, hence why they will charge the tenant for even the most minor issue. It is important to find a middle ground between retaining a good tenant and having a fair agreement between landlord and tenant. Our recommendation is to make clear of all expectations prior to entering into an agreement so there aren’t misunderstandings once they move in.

In most cases, washing the walls (As part of a maintenance plan for the tenant) will help maintain the appearance and avoid repainting the walls regularly.

Tenants Not Willing To Pay For The Painting Project

If something gets damaged in a rental property, or needs repairing, it’s important to know who’s responsible for fixing and paying for the problem. (tenancy.govt.nz)

There is possibility of finding tenants who value your rental the same way you do with your own home. However, you must be prepared to search. Make a scoring system that will help you in determining whether the tenant will look after the property or not is difficult. But before you enter in an agreement with the tenants, you can stipulate who is responsible for certain maintenance works if mutually agreed. But if nothing is agreed, then tenants are not responsible for the cost of the painting project unless it’s intention/careless damage – wear and tear is generally at the cost of the landlord.

Giving Tenants Permission To Paint

Giving tenants permission to paint is not something new for landlords. It’s generally common request by tenants who are intending to stay in the property for the long term and they’re generally wanting to look after the property. In some cases, landlords will agree, but expectations need to be made very clear up front (Eg color, quality and finish) otherwise it does end up becoming a problem.

Worse case is you end up having your property painted to the color you weren’t expecting, or the quality of finish is sub-standard. Legally you are not allowed to deduct money from the tenant’s rent because you gave them permission to do so. So unless you know the tenant is a professional or have done it before – I would say stick to a professional – the cost savings of getting the tenant to do it may not be worth the return you get from the result.

Fresh paint and bright new walls give a highly “new” look for the property for buyers and tenants. Most tenants will always choose a newly painted property (or willing to pay more in rent) and avoid a dingy and worn out rental property. They do this because a freshly painted property features a more appealing look compared to a dirty and worn property – it also gives an impression of the property being more clean.

In addition to this, new paint is something every landlord needs to consider before re-renting the property. With a new coat of paint, you can quickly repair the holes, dings, dents, and nicks in your property’s wall at the same time – it will be a lot more difficult to coordinate this once tenants move in.

Paint Durability

As per the experts, a well-done paint job needs to last between seven and ten years. However, you need to note that marks, scuffs, and chips go hand-in-hand with wear and tear. Consider repainting only in the case of dated rooms, scuffed rooms, nicked rooms, or damaged rooms that are impossible to repair. Also, repainting is the best option only if you’re after a new color.

In the case of ceiling or walls with holes, most landlords will repair only these areas and then repaint them. No, tenants don’t need to paint the property unless they receive written permission from the landlord. A tenant must be ready to get their damage deposit deducted if they paint the rental property without consent from the landlord.
